First homeowners meeting recap

Sam from Highview chaired last nights meeting – it seemed pretty well attended – but for those who missed it – a brief recap:

* A number of people volunteered to be on the 5 person board – and all present cast votes.

* Sam mentioned that despite the hot water going out several times our heating maintenance people believe there is nothing fundamentally wrong with the hot water system – it is just somehow getting switched off. They are locking that area down for a period of time to ensure it doesn’t happen again.

* There was some discussion about issues people were having in their apartments, and issues with the common areas & building in general. Sam said the sponsor has assured him that the key things that need fixing are in progress.

Next steps – on Friday  Sam will send out an email advising who the elected board members are  then at some point the board will set up the first meeting.

Dogs

I really like that we have some dogs in the building. I’d like to get one myself someday, and was wondering if anyone in the building has a dog walker that they really like or is capable of adding a dog or two to their walks during the day.

Notice of Revised Property Value

Used to be the only thing I’d get from “The City of New York Department of Finance” was parking tickets. Those were the days. Anyone else get one of these? Or know what it means?

On the bright side, we finally got doors for our kitchen cabinets yesterday! Once the shelves come in we can actually put things away. . . And the hot water is flowing away.

Notice of Revised Property Value

Did anyone else receive, or is anyone familiar with, a Notice of Revised Property Value from the Department of Finance? It states that “ten days from the date of this notice, the Commissioner of Finance will change the value of the property above as follows”. It indicates that the changes are a result of “alterations, improvements or demolitions.” I assume this means that the property tax that we pay will now be higher, but I’m not sure how the whole 421a abatement plays into the whole thing. Any ideas?

Seeing as more and more people have been moving in, we were wondering if others were interested in meeting on the common deck for a little “Meet your Neighbors” on Saturday afternoon.

Water Issues

I’m sure most people are aware already, but water service was out for the entire building for several hours this past saturday. It had something to do with an emergency on the street. Does anyone else have any more information? And is that issue somehow related to the lack of hot water starting last night?

On a semi-related front, I’m having an issue with fairly severe knocking when the faucet in the kitchen is suddenly shut off. I’m pretty sure this is due to a long run of pipe going back to the bathroom. I believe an arrestor would solve the problem, but I don’t believe this would be an easy fix. Anyone else having similar problems? None of us want a burst water pipe.

ceiling lights

Hey……Has anyone taken down the ceiling lights in the kitchen or anywhere else? I pulled them down to change out the bulbs for an eco-friendly bulb and they do not look right. There is not a lining on any of mine, just the grey insulation which gets pulled down along with the lights. Anyone have any ideas? That does not look normal.

2nd, anyone know how to connect the water line to the ice machine to get it started working?

Installation Tips /Questions ?

Onetwo just had a great tip re drilling into the slate tiles in the bathroom (copied  below).

The only thing I’ve discovered is that (i think) we have metal studs (instead of wood). I’m about to try and wall mount a TV (if anyone on the A line happens to have already discovered where the studs are in the master bedroom – that would be awesome! )

“To drill into the slate walls in the bathroom, you will need a diamond or carbide
tipped drill bit.  When drilling be careful not to put too much pressure on the
drill bit or you may crack the tile–let the bit do the work for you.  Also, if you
keep the tile and bit cool with water the bit will last longer.   It takes a while
to get through the tile, so be patient. Finally, use hollow wall anchors to keep
your fixtures in place.

I installed several fixtures in my bathroom without cracking any tiles–good luck!”
